Property Listings: We update our available property list every day. You may view the entire listing or search for a property that suits your needs by type of home, area, number of bedrooms/bathrooms, and cost per month.
Multi-Family Management
Our brokerage staff at Brown & Glenn has years of experience in the management of multifamily properties, apartment and condominium communities. We will work to best understand the needs of each property, including: on-site staffing and offices, maintenance solutions, contract and vendor management, leasing and marketing strategies, landscaping, community outreach and more. We are comfortable with property levels from A retail to value-add C. We have a proven track record for improving properties over time.
We also help our commercial clients to establish cash flow on investment portfolios, coordinate 1031 exchange strategy, and provide insightful market analysis.
Worry Free Management
Accounting
We provide an income statement to clients detailing all collections and expenses for each investment property. These statements are electronically transmitted at the end of each month along with an ACH for the total net due to the client. Our records are maintained using Appfolio and Quickbooks, and meticulously verified by hand.
We can also provide a variety of additional property and financial reports upon request at no charge. Clients can also log in to check their account activity via secure server.
Marketing
We are at the forefront of internet-based advertising for rentals, and our Appfolio software populates to every leading website for maximum market visibility, including Zillow and Trulia. We are members of the Charlotte MLS, and regularly use other sites including Apartments.com and Loopnet for our multifamily properties.
Even as we grow and embrace new advertising technologies, we find that the best advertising in the business continues to be word-of-mouth. We take pride in our long-standing reputation within the community and the diversity of our staff, both great assets in our property marketing.
Maintenance
Brown & Glenn Maintenance Company, our sister company also located at 1012 East Blvd., performs the bulk of our maintenance needs. We maintain an established network of general contractors and maintenance specialists who are able to pass on the savings of our volume of work to property owners. Our maintenance requests are processed via a network computer system and dispatched personally.
We offer 24-hour emergency service and a full-time staff with over 75 years combined experience. Additionally, we offer options for owners to closely monitor and care for their own maintenance, if so desired.
