Note: You may want to contact our office ahead of time before renting out a key to make sure that there is not a pending application on the property you are interested in. Please understand that Brown & Glenn Realty does not recommend applying until the prospective tenant has thoroughly viewed the exterior and interior of the property, or without prior approval.

Application & Leasing

Rental Application

The cost of the application is $55.00 per applicant.

To apply, just visit the property page located on this site.  The application fee may be paid with a credit or debit card if done online. All funds prior to tenancy must be paid in the form of a cashier’s check or money order – no exceptions.

Please carefully read the instructions before completing the rental application. Applications must be thoroughly, neatly, and completely filled out before we will process them. The applicant will need:

  • Driver’s License or Equivalent ID
  • Social Security Card
  • Current Pay Stubs

We will pull the applicant’s credit report, criminal report, and verify their income. If you have an unpaid eviction on your record, owe another landlord or realty company any monies, or have drug and/or assault charges on your criminal record, we will be unable to approve your application. The lease holder’s gross income must equal at least three times the monthly rent. If there is more than one person renting the home each person would have to meet the income requirement of two times the rent.

The application process takes approximately 1-3 days to complete. Once your application is approved, we will make an appointment with you to pay your security deposit. Please be prepared to pay the balance of your security deposit within 3 days of approval.

Once we approve an application, the longest we can hold a property for you is 3-4 weeks. Please also understand that Brown & Glenn Realty Co’s residential lease agreement is a legal binding document, so tenants will need to be prepared to honor the lease contract in its entirety (no exceptions).

Tenants are responsible for setting up all necessary utilities upon their move-in date. If a tenant moves in on any other day other than the first of a month, they will be required to pay a pro-rated rental amount, based on a daily rate. All deposits, and first month’s rent must be paid in certified funds (cashier’s check or money order). Once a tenant has completed their first month of tenancy, they can then pay with a personal check or use our online portal to make a payment.

Money orders and cashier’s checks are also accepted (please note there is a $3.00 processing fee for all payments made in office after the first rental payment). Tenants will be required to pay their rent by 11:59pm on the 5th of every month. (Important additional rental terms will be discussed at the time of lease signing.)

All calls will be returned within 24 hours. For after hours and holiday emergency calls only, please call 877-683-1468. After hours and holiday non-emergency calls will be handled the following business day.

Please refer to the following list in determining what constitutes a maintenance emergency:

  • No heat when temperature is below 50 degrees
  • No air conditioning when temperature is above 90 degrees
  • No water (please be sure the City did not turn the water off)
  • No electricity at all (please be sure breakers have not tripped)
  • Toilet not working in unit that only has one toilet
  • Sewage backup (call immediately)
  • Broken water line (shut off water at cutoff if possible, then call)
  • Anything that will cause damage if left unattended until the next business day
